AXIS Tenant Advisors is the point where tenants and property owners intersect. Our clients will tell you they are given the very best vantage point, thanks to our five-phase process. This proprietary process is a powerful tool designed to efficiently navigate you through the lease transaction.
OUR
PROCESS
- Phase I — Needs analysis and
planning. We'll help you define
your requirements, and assist in the selection
of architects, engineers, technology, moving
consultants, etc. We'll create a timeline and occupancy
strategy.
- Phase II — Research and strategy. We'll
complete a thorough market assessment, develop
a short-list matrix, and present a qualitative
analysis of options and recommendations. Building
tours will begin.
- Phase III — Negotiation. Send
Requests For Proposal. We will scrutinize
each response, prepare a comprehensive financial
analysis, and complete a competitive evaluation.
We will also work closely with your attorney
on lease documentation.
- Phase IV — Construction and
move. Once the lease is signed, we'll
help develop a construction budget and timeline,
select a contractor, and manage the construction
process, to ensure your complete benefit and
satisfaction.
- Phase V — Lease commissioning. Occupancy
doesn't mean our job is done. After move-in,
we will provide a lease abstract, monitor key
dates, review operating expenses, and provide
continued support. We will also help with any
unexpected issues that may arise.
